Unlike the other answers you've received citing they 'don't see a home for sale' or 'this one isn't on the market'...... True, it isn't on the market, but that doesn't mean it couldn't be, for you.
I know exactly which home you're referring to on Malibu Canyon, Yes, the owner does have an active NOD, but it's on the smaller 2nd lien. With current market activity in that area, for a home that size, it looks highly possible that if the owner had to get out, it wouldn't necessarily be 'Short'.
Regardless of equity position, an owner in default, is a Distressed Owner. I know how to talk to owners like this & would be happy to delicately approach this one on your behalf.
There ARE a few other homes that look similar to this one in size, that are ALSO in a stage of Default & in this area between the 57 fwy & N. Brea Blvd.
