My guess is that the agent(s) involved didn't have any idea they were getting themselves into a short sale when this all began... and they may not have the skills do handle a short sale correctly. From contract to acceptance, I expect 4-6 week turn around from the banks if everyone is working diligently. Then another 30 days to close. Hope this gets better for you.... more
I currently live in that area and have for 5 years. We are moving from there ASAP. There are a lot of college kids and other renters around there. Also, there have been some shootings at the park and when we are walking with our dog and son at the park there have been times we have seen drug deals or other suspicious activity. If you don't have children it's probably an okay place to live. People drive really fast through the neighborhood, loudly with motorcycles or stereos blaring late at night.... more
I believe those are all owned by the Boddeker family and are not for sale. They are older duplexes, mostly built in the 70's and 80's. I am not sure who you would contact regarding those units. I do have single family housing that occasionally becomes available. Most of those units rent for $1000 to $1500 per month. With the low interest rates today it could be quite beneficial to purchase a home instead of a rental option. If you purchase a 3 bedroom home you could also rent out a couple of those rooms too to some friends of your son's in order to offset the monthly payment as well. Then once your son graduates from WKU you could sell the home or potentially continue to rent this house to others attending the university. If you know you are not moving until spring 2014, I would wait until fall of 2013, meet with a lender and get pre-approved then begin your search. You can always look earlier online or through an agent to see what is available in your price point to get an idea of what type of home is available in the area in your price range. You can also use this time to gather more information on local schools,etc.... more
