With all due respect to my previous colleagues--the answer is YOU need to consult further with all involved agencies and engineers WITHOUT your agent giving you any advice as to WHICH particular engineer is required. This is something YOU need to explore in depth on your own. We have a very nice California Lawsuit where the Realtor referred a client to a Structural Engineer as a crack was noted in the kitchen concrete slab. The home was located on a hillside. He did this and the structural engineer cleared it stating it was common to the area. The kitchen slid down the hillside one day. The proper call would have been to direct the Buyer to explore this issue on his/her own. Turns out the right call was a "soils engineer". Buyer sued Realtor and won!! This is the same reason all of our corporate attorney's ask us to stay the heck away from the Permit Resource Management Division at the County of Sonoma. They do NOT want US doing any investigation as to the legitimacy and/or work needed on a property as WE ARE NOT EXPERTS IN CONSTRUCTION + a litany of other specialties!! So the correct call for you Don is to explore this issue IN DETAIL by using any and all resources available to the consumer in this matter.... more
Hi George, this home is at the north end of Gleason Beach which is an area I'm sure you are aware of that has had quite a bit of slide issues. Several homes have been redtagged & some have been demolished. This particular home could have some engineering issues in the future.
From what I have been told this home has been owned by the seller and or their family since the 1940's. It has been a vacation rental with the current property management co since 2004 and has a good following of renters often time with repeat bookings. It does have a fabulous view of the Pacific Ocean, quite spectactular infact.
If I remember correctly I have heard that it grossed somewhere around $38,000 in '08 and is in line to gross somewhere around that amount this year with what is currently booked.
