As you say...FASCINATING!... more
If the bank providing you with the mortgage has agreed to allow the sellers credit of $400 at closing then it can be used for paying off almost any closing costs like the state & city mortgage tax, title insurance, title searches, attorney fee and several other costs. Most of the time the sellers attorney would want the buyer to pay seller transfer tax on the sellers closing cost credit. If you need further help on this please call me.

It's absolutely possible. But it depends on several things. I often run into scenarios were a homebuyer was unable to obtain a loan from their previous mortgage company. By the time they got to me, they had contracts, title and pretty much everything I would possibly need. From day 1 it was a matter of my bank processing and underwriting the loan, which believe it or not can get all done within 2 weeks.
If I meet with a buyer who just found a property an is about to place an offer, it can easily take 4-5 weeks. Your broker owns all the listings not you so when you leave....you leave them with the broker. You can always explain the family relationship and request a release from your broker. Seller can petition the broker also but the broker is not obligated to release the contract with seller. Remember, you catch more bees with honey than you do with vinegar.... more
