Mohammad Ali Mahar, I looked at this ad and made a couple of phone calls and it seems like it is an error. According to my sources, Gehan Homes is not building this home and 78704/Barton Hills. I believe this is one of their elevations that is available in a couple of their communities, but not in Central Austin. After the Easter holiday tomorrow I would be happy to check and verify for sure on Monday, but the people I spoke to seem to believe this ad is erroneous. Unfortunately that is the case with a lot of Internet advertising.

If you are going to buy a brand-new home from a new home builder, remember that you really should have a Realtor representing you. The sales people on site that work for the new home builders are trying to get the best and highest price possible for their employers, not get you the lowest price, no matter how much they smile and seem to be on your side. Their job is specifically to get sell as many homes as possible for as high a price as they can, and give you as little discount and Upgrades as possible. Just like a sales person that works at a car dealership. Also, the new homebuilders typically have partnered up with a lender and their job is to get you a loan with the best interest rate and terms for them, not you. As your representative, I will fight hard to get you the lowest price on the home, the most upgrades and biggest discount as possible, and also assist you with the financing aspect of the transaction. I have saved my clients thousands and thousands of dollars in each and every case. Also, most people do not realize that the buyers agent commission is already built into the cost of the home as a marketing expense, and is not given back to a buyer who does not come in with a Realtor. That is a very common misconception by the public that if they go in alone without a Realtor, the 3+/-% will be given back to them in some way shape or form. Honestly, that is just NOT the case.
