They usually work closely a realtor who does the retail end of the project and so knows how to help the developer/builder with smart spending on the redevelopment/rehab as regards WHAT THE BUYERS ARE LOOKING FOR e.g. are larger bedrooms more important or smaller bedroom but more of them? ; If you spend the money to restore that beautiful stair case will it result in a faster sale? If you want to me a hard money lender, you could partner with a mortgage broker who has the resources to attract potential customers who can use your service and money. Most importantly that they can use their resources to make sure the buyer is quailified to get hard money, is educated what hard money is and that the property they want to buy is enough of security to secure the loan you are giving.

I own a few hundred ground rents and am familiar with the Deed to merge the reversionary interest (you are buying and extinguishing the ground rent). This really needs to be prepared by an attorney. Contact any title company - they will probably charge you $200-300 for this.
