Yes is difficult..you have to be ready! By that I mean to understand the values, and when a well priced home comes on the market, many of them are going for over asking price.

Lender require the funds are seasoned for a period of time. The sale of a car can be verified with sale receipt. The other cash reserves sources have to be verified.
