Basically overall prices on Bald head have stabilized and actually the inventory has really depleted, There are only a few homes left for sale under 500,000. As far as the Hammocks are concerned they are at a historically how price ( 50 % of their initial offerings) but their annual dues are so high, most folks would be better renting 2 weeks in the summer of their choice for what they spend in annual dues. It would make more sense to purchase a lot which are at 2001 prices and continue to rent. I have sold "fractional sales in homes ( popular is 25% or 13 weeks) , that is a nice way to own a home with 3 other families, where instead of a "time share" , you are sharing a home , with flexible dates decided among the owners. I have a villa (1/3) or 18 weeks for 149,000 , only 360/month that pays for all of the expensive s. you do pay alittle more for the partials, ( they are not exactly 1/3 of the price of the villa) but is gives family alot of flexibiity and if you chose to rent 2 weeks of the high weeks , it will pay for your expensive s for the year. Bald Head Island has "environments" more than "communities." In essence, being only 3 miles long, the whole island IS the community. But the different environments on island are distinctive. You can choose a home in the Harbour Village (by the Marina), in the Maritime Forest, overlooking the marsh or, of course, beachfront or beach view.
Having said that, the original developer did create several separately named communities. The most distinctive is Cape Fear Station on the east end of the island. Cape Fear Station has a common area where events are held and neighbors can gather. The homes are close together with white picket fences, creating the feel of an "old" neighborhood and giving homeowners more of a sense of community.
There are other separately named communities, including "Flora's Bluff" which is a collection of similarly styled homes on a bluff overlooking the ocean.
