The quality of life is great in Aventura and Sunny Isles Beach both.
One is called, like Beth said, a City of Excellence, and the other a Floridian Reviera.
The schools are very good in both.
Taxes are similar, and based on the assessment of the property. Assessments are based on the sold normal sales and short sales (not foreclosures) in these two cities.
If you buy a principal residence, your taxes will probably be about 2% of the purchase price.

I see this question is an older question and asked very often today. Here is what I am seeing in the market today. The current market is very tricky. Certain areas have been hit very hard and some areas haven't been hit so bad. The ultimate question is what is your current financial situation. If you can hold onto the property over the years my opinion is that you should see an increase in the pricing. A lot of times for example if you rent the apt you would be at a negative cash flow. Example: add up all the costs to hold. Mortgage, maintanence, property tax, vacancies, repairs, etc. Let's say the $380K apt costs you $3500 a month. Most likely the rent will not offset the total holding costs thus giving you a negative cash flow. If you are financially able to "hold tight" for a few years in my opinion you will be much better off. If you cannot "hold tight" then you have no choice and have to sell. If selling I suggest you price it well. The days of pricing it high to see what happens are over. Review the comps and price accordingly or depending on motivation price it lower. I see this questions all over the Aventura market in these buildings: Porto Vita, Turnberry, Williams Island, and more.... more
Aventura and it's sister neighborhoods, Highland Lakes and Skylake are very strong housing markets. We are blessed with an abundance of great schools, entertainment, easy travel access and proximity to commerce, dining, recreation, and municipal services.
Homes all three areas attract a variety of professionals and families, because simply, THIS is where people want to live, play and raise families. Home prices of course have stablized and many young couples are delighted with the opportunity to afford these neighborhoods.

Aventura is quite strong as a sub market compared to the rest of Dade county. If you index the prices in Aventura to even just as affluent municipalities Aventura is always rising to the top in terms of the relative stability. I believe this has to do somewhat with the maturity of the market. There are very few buildings delivered between 2005 and now compared to other cities and the condominium troubles where avoided. Also, Aventura is so desired that at certain pricepoints REO's last less than a week since most investors will take a risk on owning an extra unit here just because the rental market is strong and turns quickly.... more
