probably because the calculators just use a generic estimate when figuring it into the mortgage payment, not the ACTUAL amount. the $1649 would be more accurate so just swap out the figures.
Better yet, give me a call or email me and I can work up some more accurate numbers for you. Online mortgage calculators can be helpful, but they aren't always that accurate because most of the time they are figuring at least a 20% down payment and the rates are a generic average as opposed to real-time rates.
It's always best to speak to a professional because you can't trust everything you read on the internet!
It looks like the market will be good. I see where you had you home listed but it did not sale, due to the growth at Fort Gordon we are seeing a lot more home buyers this year. I would be more than happy to get you a complete report of all the activity in Goshen.... more
I know this is months later, but if you plan on staying, it's best to buy. If you rent, you're paying someone else's mortgage right? The best thing about an apt is not having to make your own repairs, but it's always worth it imo to get your own home, when you sell it, you get something back for the time you spent there. Good luck whatever you decide :)... more
The zip code is wrong for that home. After reading the description, I realized the home is in 30909. I don't know why the two real estate agents didn't also realize this fact.

PS. 30909 Should have a higher rating than 30906.... more
The taxes listed on this site refer to the previous tax bill and is an estimate of what the annual taxes may be. It is purely informational. National Hills is very convenient to shopping, dinning, interstate, downtown, schools, etc. Personally, I believe National Hills is a good, established neighborhood.....you should ride around & check it out to make sure it works for your needs.
The residents range from college students to retirees. Should you decide to purchase in National Hills, you can make tax-free money by renting for the annual Masters Tournament...if you're an owner-occupant, etc.
Hope this helps. Let me know if you have any other questions.
Ask an Augusta agent for a specific report on what is happening in your neighborhood.
In general, in metro Atlanta across 14 counties, houses that are appropriately priced will sell within an average of 26 days, versus an average of 189 days for houses that were once overpriced, yet sold eventuallly with at least one price reduction.
The ones that sell quickly are only 21% of the market - the rest are overpriced, according to the latest stats from my stats man, Chartmaster Chuck.
