Depends on the terms of your purchase agreement. Many short sales and reo properties prohibit it.
If it is a typical p&s the answer is yes. Do you have nominee in the p&s or do you have to close simultaneously
You can advertise it on mls with the proper disclosures (check with your local mls)

That depends on the level of knowledge of the seller. It can be done and the buyer's agent ends up doing most of the heavy lifting to get the transaction through. However...if it's the right place for my buyers and they want it...then that's my goal!
I also noticed that you posted an unanswered question about listing your place (or waiting until spring). Did you get an answer to that offline?

I don't think there is a bad day - all clients that meet the criteria will get the notification of a new losting. Open houses (some people prefer Saturday while other Sunday).
