It does sound a little high. The way you make sure you are getting fair rates is compare with a few other lenders. You can compare with major banks in the area, like Wells Fargo, or Suntrust. If you would like a referral to a good loan officer, please contact me privately from my profile.

Jeff - Willowsford is a great neighborhood; lots of excitement about it is brewing. There's going to be a a ton of construction going on for a while, so be prepared to deal with that, but that's par for the course for most new construction neighborhoods in our area.
I've had clients who liked that particular builder. Most builders in the area, as you are probably aware, are good builders - it just depends on the crew/superintendent running the site, and then the customer service if something does come up after the fact. Two different people will have 2 different things to say for just about any builder in this area.
If you're in Aldie and like that area, definitely consider Lenah Run - a great community with fantastic lots; just not new construction. If I can answer any questions at anytime, please call/txt/email anytime.

since property is bought at foreclosure/ Bankruptcy auction, make sure its free of lien and seller has clear title. you can hire a attorney or a realtor with a fixed fee arrangement to guide you through the process .
The first thing would be to contact the appraiser and bring it up. It is completely possible that it is a simple mistake. If the appraiser will not respond then you can work it out with the purchaser or if its a re-fi talk to you Loan Officer about another appraisal.... more
Lot of lenders require 3% or more and there are few lenders that can offer 100% finance, but they have requirements.

Loudoun County especially Ashburn has been on the roll for past decade with new construction in the area. Builders offers from Single family homes, townhomes to condo in various size and price.Here
Not being a fan of HOAs; this easy for me:
Communities with HOAs are not good prospects for Rental property.
They often have restrictions on the number of Rentals, if any, allowed.
You cannot have sufficient control over your Renters with regard to following the HOAs rules and regulations; such as parking, maintenance and parties.
You cannot rely on the HOA to maintain set fees; they have a habit of raising fees, just when you think you have gotten into the "black" on expenses.
The Condo/Townhouse will be more difficult to sell, should you decide to, do to a tenant and the HOA.
Think in terms of a SFR. Listen to your Realtor.... more

If you are talking about a Contingency to sell your house first; that is something else.
In a multi-offer situ, they would autmatically throw that one out.
But if you are talking about "normal" contingencies; like Inspection, Loan and Appraisal; I would never recommend that my clients make an offer without those! Never!
If you got the acceptance, and then found out that the house was infected, or off it's foundation, what would you do then? You couldn't back out; you're stuck!
