Night and Day one is adjacent to a Major metropolitan area and the other is in a rural area near Tucson AZ. One is faster living the other is slower but with great schools. My sister lives in Ahwahtukee its very nice and its schools are decent. It all depends on what you are looking for.... more

We live at 141st Street and Bajada Drive (south off of Dynamite) and it is always 10 to 15 degrees cooler than Phoenix temperature. The views of the McDowells, 4 peaks and all the hiking and riding trails are wonderful. The price on homes here is considerable less than elsewhere in Scottsdale. You got an answer from a realtor in NY who knows nothing about Tucson! But as she says, realtors are prohibited from steering buyers to certain neighborhoods (to protect themselves from lawsuits i think). I'm sure you know that the Tucson sheriff dept has a crime map online, but what you wanted was an impression by a local. The crime map will show shoplifting, larceny, assault, traffic violations, etc. because there are a number of stores on St. Mary's, and a lot of traffic. When you go shopping there, often homeless people (or fakers) will beg for your money for various "reasons." Many home owners put security bars on their windows, and deter burglaries. There are a couple of good Mexican food places there, and a very good veterinarian. I think you will avoid violent crimes if you don't hang out at night outdoors and do not provoke criminals. FHA loans are typically the only loans these days that can be assumed. So you'd have to find someone selling who currently has an FHA loan.
Also, in order for you to assume the loan, the holder of their loan would need to qualify you for that loan. They generally use the same principles in qualifying you as if you applied for a loan on your own.
In addition, you'd probably have to come up with a larger down payment because when you assume a loan you are taking over only the balance owed and in most cased the seller is going to have some equity in the home.
For example, if they are asking $100,000 for the home and they owe $80,000 on the mortgage, then if you assumed the loan you'd have to put the remaining $20,000 down as a down payment. In that case, you'd probably be better off securing your own financing at a greater amount.
