A monthly land lease is when you do not own the land in which the home you purchased is sitting on. There are many communities in Apache Junction in which the land is not owned. These communities have high monthly fees and they can increase over time. The downfall on this type of a purchase is that the value of your home will not go up over time, the home value will only decrease whereas when you own the land we see an increase in value as the land continues to appreciate and as long as you take care of the home, your home will appreciate too.... more

In a situation like this, don't go through an agent at all. If they don't provide a service, don't pay them! There is data out there suggesting that 10% of US real estate sales bypass agents, and up to 30% in Canada. Join them if you're unhappy. It's the free market at work.... more
I live quite near the Superstition Mountains and have been looking at homes on 1.25 acres of land, and the smaller homes I'm looking at are fixer uppers, but the cost for the home on that land is under $70,000, as low as $31,000. I know that doesn't sound good for what you paid, but maybe you are really at the bottom of the mountain where the properties are much higher in value. Good luck!... more
