Yes, it varies a lot and there are a lot of overheads. There are 100% splits (less fees) and there are 50% splits. I think you should interview with at least 4 companies, all of different types. A RE/MA, K-W, small local, etc. and see what they offer.

yes its me again, i put in an offer to purchase a home. was told the home had to be listed for 7 days. for what i'm sure are mut offers. how can i feel secure that my offer was indeed summited to the bank ? my agent called me one week after making the offer and stated the bank had accepted another offer but the home is still listed as active ? how can a person be sure.. thank you in advance for any help..... more
Without seeing the disclosure itself, my best guess would be that it has information for you on how that particular Seller handles multiple offer situations, and the most important information would be that you do not have an accepted, legally binding contract, until it is signed by the Seller. You may be asked to tender a best and final offer along with everyone else who has submitted an offer, or multiple counter offers may be extended. Your realtor should be able to explain the disclosure more fully to you, so give them a call.

I don't see any current or past MLS listing for that house ever being for sale. Why did you think it was for sale? I see a non arms length transfer that occurred in December. Non arms length means it transferred ownership without ever going on the open market. Could have been a divorce or a grant deed from one family member to another etc. I probably would not be too happy if you knocked on my door when in fact my house was not for sale. But I wouldn't yell at you. I would want to know what caused you to believe it was for sale.... more
