I'm not the listing agent but I can see that the fact that it is an elder care facility is disclosed on the MLS Listing information to agents, so anybody interested in writing an offer would be aware of this fact before writing. If there is a hospice across the street, this would presumably be stated within the seller disclosures.

Depends on how you write your offer.
If you're paying cash, and you don't have any contingencies i.e., buyer inspections, and your terms are acceptable to the seller, you could state that you'd like to close escrow as soon as 3 days after acceptance. As such, once you close escrow, the property is yours, and you can move in anytime. The property is currently vacant, so there won't be any hassle about the seller moving out in such a short period of time.
The three days is to give you and the seller time to process your paperwork. For example, you'd want to get a copy of the preliminary title report is essential to make sure there aren't any unpaid liens on the property, and that it going to be delivered free and clear of any encumbrances.

I'm not sure how easily you will find an accurate list of these types of properties online. However, I'm able to run some searches directly in our MLS to pull a list of the properties that the current owners have indicated they would be receptive to a lease option on. Hi Terri, ask your Agent to contact the Listing Agent of your transaction to request removal. Trulia allows Agents to manually upload listings when a data-share agreement has not been established with the local Realtor's MLS system (this listing would not show if such an agreement were in place).

From what I can see, the home is not actually in foreclosure, but rather pre-forclosure. As the link you provided states, a Notice of Default has been issued, which is one of the first steps in the foreclosure process. The house may never actually go into foreclosure. What I would do if I were you is find a reputable agent that could keep an eye on that property as well as others that might come up as well.
