Nicely done Kimberly! The only government insured loan program that has a work around a CAIVRS Claim is the FHA Back to Work Program. Under this program, we the lender request a "Credit Waiver" from the the Washington DC HUD Office but his can take several weeks, so if you apply for the BTW this needs to be done in a timely manner. Other than that, Lenders have the discretion to proceed after 3 years from the date of the Trustee Sale, but the lenders who will actually do this are few and far between. Most lenders will not make that leap, leaving alternative loan products your only choice.

Part of the loan approval process - obtaining the firm mortgage commitment - is having a satisfactory appraisal completed......the appraiser will come to the home, and write up his report - this can take several days to a week..................no bank or mortgage company (even my in house rep who is quite good) could possibly have all of that that done, and review all your other paperwork, and produce a firm commitment in 48 hours.
Be wary of claims that sound too good to be true, as they usually aren't true!
Talk to you loan rep and ask for a reasonable time frame......that's a question you should have had answered when you first applied to the loan.
BTW - What does your sales contract say?
How much time is allotted to secure the loan?
