why can't I find sales statistics for agents anywhere?

I have looked for hours to find statistics on what agents have sold in 2007 and 2008....I can't find statistics anywhere. I want to look for an agent that I know has sold homes in this market. Are agents afraid to actually list who is succesful?

Who would list these stats, exactly. Each local board, each agency? Where would they list them? At the local boards website. Personally, if somebody out there wants to "list my stats", power to them. I just am unsure where they would get them from, or where they would post them.

On a side note, how do you rate success? I have made personal commitment NOT to sell more than 36 houses per year. If somebody posted my 36 sales against a guy who sold 70, would I be less successful? Or, would you want to know that I limit myself to 36 because I would have to hire an agent to work under me if I did more business than that?

If you want sheer numbers, I know an agent in town who sold 303 houses last year, but good luck talking to him if you have a question. I waited on the phone 32 minutes the other day to get vital info that I needed from him.

Success is a tricky thing to measure, and like most things, the numbers only tell part of a story.

And remember, just because the agent may have a lot of listings doesn't mean they sell them all. Ask them their % of homes they listed vs listed & sold. Example: I sell 9/10 homes I list, but I do not have tons of listings- nor do I want them. I am a professional & I will only market & sell the products in which I know consumers can afford & want. I will not market overpriced homes for my own ego of "having the listing" or to attract buyers for myself. I do not feel that is in the best interest of my seller.
So, if there are too many listings, just remember to ask how many of them are under contract & whats the % that actually sell?

As Director of Operations for my company I am more than willing to provide you statistics for any of the agents in my office. However, You may want to consider some other sources that con provide you with good information. Our office offers a very aggressive marketing plan that includes television, radio, print, internet, open houses, REALTOR open houses, flyers, brochures and digital billboards for maximum exposure. You should definitely want to know what your paying for when you are paying the compensation. Also you might contact your local MLS Board and they may be able to provide you with reports or a list of their Club of Excellence members since this is based on volume and units. Make sure that the Listing Broker that you choose will maintain open lines of communication with you and reports to you on a regular basis. In addition, you might find a REALTOR that is internet savvy that uses technology, since over 80% of today's homebuyers begin their search online. One final suggestion is to make sure your REALTOR is a member of the National Association of REALTORS, this will give you peace of mind knowing that we are upheld by a Code of Ethics. I hope you find this information helpful in your quest.

Ask them! Call several agents who seem to be active in your area, tell them you are thinking of selling your home, and that you particularly want an agent with good stats.

They will probably come to your home, do a market analysis, and present you with their stats. These should be printouts from the MLS.

It sounds like you are most concerned with Days on Market? That you want a timely sale? That data will be included. Of course, your agent can only do so much to sell your home--mostly marketing. Setting a price that is right in or slightly ahead of the market, and getting your home staged and in tip-top condition are your responsibility.

If your looking for an agent that put three homes under contract two weeks ago and closed one, in a community that has sales of 2 per month. Give me a call. Or there is an agent I work some deals with in my office that has sold about 8 in the past three weeks. You need access to the MLS to get our stats. We keep that a heavly guarded secret. We don't want Uncle Sam to know how much we make. :)

If you'd like to find out which agents, in your area, have sold the most single family, or condos, you can call your local real estate office, and ask the managing broker to pull a list of their top producing agents, and ask them to e-mail you their MLS statistics for the last 12 months.

Do that for 3 or 4 of the top local offices, that'll give you a snapshot of their sales.

Remember, though, that production (numbers sold) is not always the best indicator that they would be YOUR best agent. There are many, many mid-level agents who are hungry and aggressive, and some of the newer agents coming fresh from school have great ideas, are great technology wizards and know the internet inside and out.

Many of the top producers have assistants, and are so busy, you'll rarely talk with them personally.

that doesn't mean you should rule out the top producers, but include some second and third tier agents. You might be pleasantly surprised.

The statistics are shown to you by the realtor themselves. The only true numbers are from the MLS. Homethinking is only for agents who have added their names. I never added my name to the site and I won't because they have no way to tell how many homes I've sold and have it be accurate.

Interview 3 realtors and have them show you their statistics.

Homethinking.com is worthless. They have homes that I sold years ago listed as active "for sale" now... sometimes twice, and they have homes that are currently for sale, not listed.

They're missing homes that I've closed, and have room counts wrong, and listings wrong. There, that's a valuable website.

You may want to try a websitehttp:// www.homethinking.com. They have started the process of reporting agent sales although some of their data needs updating more often. Hope this helps!
