You may not give much thought to how other agents in your marketplace view the agent you hire, but it does make a difference. When I prepare a market analysis for my sellers, it is accurate and current. I will not take an overpriced listing, just to have in my files. The information in the MLS will be truthful. Other agents trust that they can show my listings without wasting their time. They also know that I will cooperate with showings, return phone calls promptly, assist with arranging inspections, and generally do my share of the work once buyers and sellers have reached an agreement.
My primary goal is to sell your home. It doesn't matter who brings the buyers, as long as the buyer has the means to make the purchase. No one agent can reach all buyers in our marketplace. That is why I put every effort into marketing to other agents and prospective buyers.

I use a publisher program and power point program to generate my own designs and content. It is important to be ethical and follow all guidelines in your area regarding advertised materials. What you write is most important...less is always better...spell check and triple check everything. I've been using these programs for many years and I find them to be effective marketing tools for advertising and presentations. I've updated these programs along the way and they've worked very well in past markets and in the current market. I've never spent thousands on third party advertising options. These programs are powerful for advertising and presentations. However, the content is the most important aspect of any piece.
I've managed to avoid the ongoing "hype" of spending hundreds, thousands on super websites, newer technologies, newer lead generating software so forth and so on. I use technology where it is needed and most beneficial for my business. Reinventing the wheel has costs many agents thousands in this industry with little return. If anything is be learned in this industry it is to never loose focus of the basics, individuality, common sense, and the awesome power of simplicity.
If any agent out there is taking short cuts and spending hundreds to obtain business and not achieving their personal/business success level, I would suggest to stop. Get off the treadmill, refocus and find your center/core and start your business from that point. You may be amazed at what you learn about yourself.
