how do i deal with a manager that does not return emails?

Heather, do you mean your manager or an agent you’re working with on a transaction? It could be two reasons: one, they’re not receiving them (always a possibility!), or two, they don’t like to communicate by email. Many people via email as nothing but a chore. Picking up the phone is often the best solution. And when you do make contact, ask how they prefer to communicate – that should be your first step any time you are engaging with someone.

I assume that you're talking about a property manager, since you're a renter. I agree with Anna, send a letter via certified US Mail with the little green return receipt card. Or try stopping by their office, if you know where it is. If those approaches don't work, there is nothing wrong with contacting the owner and informing them about your problem and how you've tried contacting the property manager. Not being available to tenants or the owner constitutes abandonment of their responsibilities on the part of the manager. You can usually find the owner's mailing address through county records.

Have you tried calling, mailing a note with return receipt, or contacting his/her supervisor....
