Why should a landlord hire an agent to find tenants for them?

Penny wise, Pound foolish is the owner that does not hire a professional to find tenants for him. You cannot compare the amount of experience, contacts, professional knowledge that a licensed agent can offer over an owner going it alone.

Actually it all comes down to marketing, back ground investigation, and a third party to make sure things get done. If you have the abilty and time to market to over 99 websites and thousands of agents then you can do it yourself. If you pay to join the credit bureaus and have the right legal documents to help keep you out of problems, then do it yourself. If you don't mind getting calls in the middle of the night for plumbing leaks or appliance breakdowns, do it yourself. I have done it both ways and have decided to use a professional agent from now on. They earn every cent they charge.

In addition to the previous answers an agent/broker will be able to do a much more thorough background check and help you with executing a more comprehensive lease agreement making sure it adheres to state and local landlord laws. Most importantly, to be REPRESENTED which will ultimately lead to the greatets amount of exposure and PROFITS. Sometimes saving money is actually hurting you on the back end.

A real estate agent can offer greater exposure for the property which will result in finding a tenant quicker than if the owner did it themselves.

Local realtors have access to a large number of prospects through the local MLS as well as through local business and personal connections. Realtors are in the business day in and day out of procuring possible tenants and buyers. All of this adds up to realtors being more in touch with the very people the landlord is trying to reach to acquire a tenant!
