What a great source of business. No one system works the same for everyone but what we teach as a great start is to begin with a marketing package that can't be beat deliver it in person whenever possible and be personable. Many expired sellers have a bad taste and need to vent a little allow that and never bad mouth the other agent. keep in contact every few days and be persistant without being pushy! Good luck

FIRST ANSWER

Identify new listings via a received e-brochure, create a separate folder on your data base of these, identify ownership details and add to your marketing list, email list as well if possible. Depending upon State by-laws you may need to retrict contact to owners once the listing is identified as expired, usually 3 months, here in Sydney, Australia.
