When is the best time to have your seller sign the residential real property affidavit?

When I am getting the Listing paperwork signed, I ask my Seller if they have their survey. If they do, I ask them if anything has been done to the property that would change the survey in any way, thus invalidating the survey. This could be building a pool, moving a fence, having an easment granted on the property, etc... If the Sellers have the survey, and haven't changed anything, then I have them sign the Afidavit. It has to be notarized. The Title company and Lender still have to accept it.

Okay, are you a brand new agent or studying to be an agent? These are all questions you should ask of your broker. Your broker will go through all the contracts you are to use in the office and explain all your questions or at least get the answer for you.
