When investing in internet marketing for new leads, what is the best avenue agents have found across the nation?

I would have to say the best investment I have ever made was into a website that I owned and managed, with a good IDX provider. Don't get something on Point2 or those sites where you have to pay a big monthly fee and if you ever stop paying, your site is gone.

Get a hosting plan at GoDaddy for $6 a month, a domain name for $12 per year, and either design it yourself of hire a designer to do it for you.

If you do it right, it will more than pay for itself in the first few months you have it.

It is important to define two incredibly important factors. They are:
1. What is the budget
2. What is a lead?


My greatest source of leads comes from the prime time REMAX.com TV commercials.

You can get leads from Zillow and Trulia but these folks are quite some distance away from a real estate decision and don't actually value professional representation for all the benefits that are associated.

Other sources can prove email address with the hope of a heartbeat on the other side. As others have already pointed, your website, designed properly, optimized will set the stage appropriately and allow the contacts to self-identify. If you don't own it, (at the very least the URL) you will be extremely vulnerable.
