It is always best to conduct yourself as a professional and take the high road as mentioned by Judi.

Great answers thus far. The only thing I would add is to never stoop to their level. While you may be tempted to give them an earful, try to resist the temptation. You will be better off in the long run.

Not to worry about it. Just pick up the slack and get the job done in the best interest of all parties involved. They've always been around and always will be. Just do the best job you can do regardless of whose job it is and get it done.

Don't engage in conversation. Keep it short and to the point.

Vent to hubby when needed. (poor guy)

Always keep a professional attitude and smile. This too shall pass.

Unfortunately there are many "unprofessional" agents because of the competiveness of the market right now. My strategy is to ignore those people and focus on my own integrity and have faith that buyers and sellers will develop a rapport with me so that they will want someone they trust to handle the biggest investment they will usually make.

Just stick to the law and know the agreement of sale inside and out. Dealing with unprofessional colleagues is too common of an occurrence. I tend to keep my conversations short and to the point when dealing with those type of agents.
