What is the best lead service for listings right now in the market? I tried Homegain, Zillow and Trulia...not good...a lot of tire kickers. Advice???

I've never closed a Zillow or Trulia lead, but I've closed leads who saw me on these sites and clicked through to my site. A good web site with SEO will attract more online leads than any other online channel.
But as others have said, offline still kicks online's backside when it comes to quality lead generation. In my never humble opinion, 80% of your marketing time and money should be directed towards community involvement and getting your business card transferred from your hand to the hand of someone who needs your services now or in the future.

And, what is most unbelievable. the community of professionals responded well.

John pulls the curtain back regarding the best use of aggregate websites such as Trula. Those who contact you soley because Trulia is their main tool are neither serious nor capable. Know who uses theses sites and act accordinly. John revealed how to LEVERAGE these dynamics to produce responses you can and should act upon.

Marc provides serious, practical and actionable direction. Landing pages and 'ad words' are the tools. You however, will need to have the graphical and wordsmithing skills to make the conversion.

I follow John's principles, Marcs lead capture all coupled with mirco mailings. The message that recieves the greatest return comes from being able to articualte your value proposition WITHOUT using a waterfall of words.

After 10 years of working on the Internet, my only leads came from listings on Realtor.com. The second best lead source is farming. If you mail one piece to a neighborhood every month you will get leads.

Google Ad Words tied to very specific key words eliminates a large portion of random calls, but this kind of very focused pay per click lead is relatively expensive compared to other services.

The best leads you will get are leads that come from your own listings, whether they come from Zillow, Trulia, or Realtor.com. However even with specific properties as sources of the lead, the majority of these buyer leads will not pan out.

Unfortunately, we all have to wade through the tire kickers to find the buyers and (if you're very fortunate in your phone call leads,) the sellers.

A good webmaster who makes your own site, customizes it and adds lead capture to it.

As a whole, paid lead services do not work very well because the leads are not qualified. The very best leads are the ones that you generate yourself. Instead of using paid services I would invest the money into a good personal lead generating website.

I get all of my leads from my own websites. My team spends a lot of time on SEO but it pays off.

I'm with John on this. Seems 80% of my clients are referrals from and with in the community. I am also a fan of Trulia - a good 50% of my phone call volume seems to come from Trulia...... although about 80% of those calls are the tire kickers :)

Craigslist, yelp, kijiji and adwords will bring in many more leads of varying "quality". Consistant and aggressive follow-up is what will turn those into clients.

Hi Diana,

I receive and close from Z and T all of the time. Yes, there's lots of spam and b.s., but you will still close. But the best, hands down is still CL. Just make sure you donate something to his non-profit every time you close a deal.

I closed a Trulia lead last summer. I didn't pay a fee, they just contacted me from this site. With that said, the best advice is this: stay in touch with past clients, family and friends, and lest them know what you do

I lost money paying to these "leads." I wouldn't waste my money with them. Get in front of people, stay connected. Good luck!

I find the most direct and best return is direct mail to the areas I want to farm. As with most things in Real Estate success builds upon itself so every time a listing sells in an area I send a direct mail to that area letting them know and without fail also pick up a couple of listings.
