What has been your experience so far with Trulia Mobile Ads?

I know the program is new. I have purchased 40% of a local zip code.

I have 50% of a local zip code and I get some leads, but never have gotten any good ones in 6 months. Most of the leads will not even respond back to me after I send them the listing info they requested. Some reply back that they just were curious and several just wanted the info because they could not find their normal agent or didn't want to bother them - so they bothered me instead. The service is expensive too! Mine expires July 19 and I am not going to renew it. It's like the pro designation, it's just a way fro Trulia to make more $$$$$

Update on Trulia Mobile Ads. I am working with a buyer who contacted me through my Trulia Mobile Ad who is looking at homes in the $500,000 range. Almost bought a home quickly but the seller did not disclose previous water damage in the basement until questioned about replacing a sump pump, Oh well. The client has gotten to trust me and we are looking at other homes this week. Wish me luck!

Still don't know of other contacts yet. Trulia needs to find a way to do analytics for the mobile ads.

Trulia has made some improvements allowing different calls to action and ability to show recommendations and I show up right on the map!

Not to stray from the question above, because I don't make use of hte mobile apps - but I have found that the leads I get from trulia have come as a result of regularly answering questions - having a presence here.......and having blogs on my profile.

I have been active on trulia for several years now - originally paid for the "Pro" orange badge (for 1 year).....then stopped.........and saw no difference in number or, more importantly, quality of leads.

This past year I closed a million dollar sale, am waitng to close a 575,000 sale and have closed on other trulia-generated leads......but.....it was my participation that generated the leads, not any badge or zip code purchase.

This is just what I have experienced........it may be different for others.

The valuable leads I have gotten all told me they found me here - via an response I gave, or by perusing my profile..and then they did more due dilligence - read other responses, checked my profile and read my blogs, etc., before reaching out to me.

Don't get me wrong, I, too, have gotten a number of leads that never amounted to anything.
I find the quick responses/inquiries to a new listing don't always work out, either...........I, too, have spent time showing homes, only to never hear from those people again - that is how it is......you just never know!

As an example - I answered my one and only question on another site - and voila - developed a nice "rapport" with email with the poster, and just yesterday took her out to look at homes..........this will be an ongoing relationship and may eventually result in a sale.............so..........I spend time, not money on these types of sites..........and that's what works for me.

In response to Tim Moore, have you had any success with other Trulia advertising? Sounds like Mobile Ads did not work for you either. The program sounded extremely attractive coming from the account rep, but the dazzle quickly faded with dismal results. However, I have had success with the Trulia Pro program.

Thanks for your answers Tim, Connie and Fred. This is Eliot, I do the marketing for Mary Beth. Like you we have not had any worthwhile results from the program. I think it was not ready for prime time. We do get good leads from Trulia, we went to settlement with a Trulia client this month.

One problem with the program is that it is not performing as promised. We do not show up on the map until a property is selected and if the user then goes to the property details and back to the map we aren't there all the time. The program was sold with a photo showing the agent showing up on the map. and that the agent would stay until the user logged out.Also the Pro and VIP designations are not as shown. Another problem is there are no analytics so how do you measure. I think we have received only one call that we were able to determine came from the mobile ad and whether that is a good lead is up in the air.

I agree that the program is expensive. We will continue to ask Trulia to make the program better, if we do not see progress we will go the same route as Fred and Tim.

Not to discredit Trulia in anyway, because I have had great success with the Trulia Pro program, I did get into the Trulia Mobile Ads program at a large investment. I did not get one lead in 30 days. I contacted Trulia and got out of the program. Trulia does not offer refunds, but I understand that I may be able to put the expenditure into other Trulia advertising. I am still working on that. I purchased 1 slot of a local zip code.

I have only been "on board" for about 2 month. My leads have increased, no doubt about that. Like Tim, the majority of the leads do not respond. Maybe one out of 15. I have attempted to be creative and e-mail them directly from my e-mail. And I torture them with property updates............ the property updates do occasionally receive a response! I will give it through the summer. The way I look at it, if one of the leads works into a successful sale then it paid for itself! Give it time :))
