What do you think is the best time of the year to make an offer on a property in South Florida?

But the real challenge is getting your offer in FIRST!

However, if you want the good stuff, you will be making offers during the summer when inventory selection is highest, transaction volume is greatets. and the buyers need to make quick decision is crucial.

Your best bet is whenever you think you are ready to buy a home. The market in South Florida is really crazy right now with homes being listed and going under contract on the same day. So when you think you are ready to make your next move just make sure you are agressive in the home buying process as to not lose out on the home of your dreams.

At the rate the current market is moving, the answer is "yesterday." If you are able to find a property in the area that you like, make an immediate offer.

If the property has an asking price of under $400,000, expect to pay asking price or a bit above it. Also, do not be surprised if there are several offers on the property.

If you can purchase in cash, you have a much better chance of being the winning bid. If you are using a mortgage, come with a mortgage approval. Try to move beyond the pre-approval stage.

If you're looking at higher priced properties- $500,000 to a million dollars and over, then you have a better chance for some negotiation.

Property values have increased 29% from last year at this time. Inventory has shrunk by almost 60%, and many of the listed homes are in country clubs. So, in realty, inventory that 95% of buyers are looking for is down even lower.

If you find the property you like, don't deliberate. Act immediately. It will, because of demand, be sold to somebody by the following morning.

Honestly, people have very different experiences opinions on this subject, after 25 years in the business; the best answer to this question would be when you find the right property for you which is priced well and fulfills most of your needs. There will never be a perfect time or house which completes all your needs. That's as honest as I can put to you.

The best time, in this economy, is when you are ready to purchase, cash or mortgage lined up. It used to be that late spring and summer were the best times, but things have changed. Any time is good.

Why wait? If you see a property you really want, bid on it right away or it will be gone next time you think about it.

NOW is a real good time. If you get a mortgage, there is a good chance rates will go up.

I can get 12 people to give you 12 different answers. The best time to make an offer on a property is when you find a property that you want.
