Your property must conform to AHA's guidlines. You also have to get registered with AHA. Here is the link to AHA main page:

You are responsible for locating the tenant and preparing the 12 month lease.

Most housing authorities have booklets or training to explain Section 8 and the process. Landlords must have their property inspected by a division of their local PHA in order to rent to a Section 8 tenant and accept the Section 8 housing voucher. The landlord will prepare their own lease that will be no less than for one year.
