Make sure you have 12 months of expenses in your bank account. You never know when you are going to CLOSE and get PAID on your first deal. This is a very tough business to become successful. Know the Laws and Rules, Code of Ethics, and dot every I and cross every T. Good Luck !

Search through the groups and see all the wonderful marketing tools. Three blog, use Craigslist, and the Internet.....they are all free marketing tools. Hey hang in there your in for a bumpy ride. Learn as much as you can be ready to spend some money gor advertising, be creative, do FSBO's get listings, do BPO's. Took me 4 years to make my first sale as a Buyers Agent, broke my cherry this October 2012. I work part time and have had many deals fall through on the Buyer and Seller side.
Learn the inventory in your area. Go out to all of the broker open houses, and the public ones for that matter. Get to know the other agents in your community. This is a business of knowledge and trust.
