Should home owners call a Real Estate Agent if they are in trouble with their Mortgage payments?

I recently helped a friend who wanted to sell their home, because they couldn't afford the payment any longer. There were three loans on the house and one of them was around 14% interest! Intstead of selling I put them in contact with our in house lender. They refianced them and lowered the payment by over $300/m. I would like to point out that I persanally made no money on this. I would have helped anyone that called me not just a friend. I feel as real estate professionals we are in the Home Ownership Business, not just selling. Home owners should look to us for any of thier needs whether they need to sell or get refinaced, we have many useful contacts. Just wondering if other agents have been helping with mortgage issues? Are Home Owners calling Agents?

way to go! I get calls every day from people that need help getting out of pre-foreclosure trouble, (I specialize in foreclosures & REO) I have only been successful a few times in helping people get refinanced. congrats and keep up the good work!

Mike pointed out I stated that "I personally made no money on this." I don't think this is odd. My Broker did make money on this. That is True. There was no sacrifice on my part. It was ment as a disclosure that there are no kick backs or profit being made by refering people to our in house lender. And if they couldn't help them I would have continued to find someone that could.

National statistics prove those in serious financial distress don't even call their LENDER, let alone their Realtor/Licensee. The statistic was staggering, upwards of 80% of those now in foreclosure just put their collective heads in the sand. I don't think they should call us for help but if they do you acted correctly.I think I was more shocked that someone with three loans, one very hard money at 14%, would be able to refinance at all plus have equity to do so. I find it a bit odd you made the point "I personally made no money on this" as if this is some sacrafice on your part. I'm sure your lender didn't share that approach. Just be careful referring a client in need as you may refer them to the wrong entity,person and then the axe will fall. But for now good work. Simple acts of kindness to our fellow man I guess are now percieved as such rarities that we need to remind others they can be done without a profit motve.

Consult with your tax adviser first. Once you know exactly where you stand, then it is time to talk to a real estate professional.You can also call your mortgage company and try to make a deal on your payment schedule, or the amount that you pay each month. The banks are willing to help the consumer since the mortgage debacle.

I have a client that actually was looking to buy investment property but, I have ended up helping him to refinance his home. There as the answer before I did not make anything on the transaction. I am in the relationship building industry. I am here as a resource for all who have need of it. My thoughts are to help anyone or everyone and I am not a vulture looking to pounce on someone that is about to loose their home. I would rather see them keep it. Then to put another foreclosure out their on the market. It is just like not putting someone in a home they cannot afford. We always sit down and go through the payments to make sure it fits within their budget. I also have another set of homeowner clients that are older and have been asking about RAM's and refinancing. So I am helping them to decide on the best product for their situation and putting them intouch with the right mortgage people.

Well Kudos to you! As a Real Estate Professional I too agree that we are in the business of Home Ownership. I am fortunate to work with a team of lenders including one in my real estate office. Convenient, I know. Even though you did not make any money on this process I am confident you created a "raving fan". I personally always discuss financing, and refinancing options with my client's just as I provide them with remodeling tips and referrals etc.

You are a Rock Star in my book.
