Realtors and Sellers...what do you think of this marketing?

Some things to keep in mind.....the seller has approved this...this home is basically a tear down...there are a lot of homes on the market and this is one of the worst....if not THE worst. Several Realtors and agents passed on this listing and the seller was in dire need. I took it on and explained my marketing plans. Some agents have an issue with this. Others think it's amusing. Bottem line? Phone is ringing off the hook with showings.

Kudos to you Cindi--I am totally inspired and impressed. Talk about making lemonade out of lemons! I emailed it to my broker and I bet all 110 agents in our office see it.

Thanks for all the feedback! I just got an all cash offer on this home....took less than 48 hours...and yes....they saw and LOVED the video!

Good for you! I loved it. It doesn't sell the house to me, but it certainly makes the point of how foreclosures and short sales might not be such a deal after all. People think you just pick up a sweet house for a song, clean the carpets and sell it for twice what you paid for it.
A little bit of reality up front is a good thing. Way to virally market!

The music was great, I would have skipped the marketing disclaimer at the end. Including the seller approval.
Other than that, I give it a "9"

Don`t pay attention to all those thumbs down, it`s not the movie, they are just jealous you got the listing.

Really great, I love it. Of course, for me the funniest part has to be the price. "but it is only $249,000" Here that buys you 2,000+ sf of luxury. Of course, I do have to work a lot harder. Ahhh, trade-offs.

I bet any seller/buyer that sees it will remember you for quite some time. Not sure if it will help to sell the house, but definitely will get a lot of exposure for both the property and you as an agent.

Cindi - Love your creativity. I think it may be the best chance to attract the right buyer. The person that will buy that home will show this video for years and years after they clean it up and fix it up all pertty. : )

I found one, not nearly as good as yours but when I came across it a couple of months ago, I simply had to go preview it.

I can see how stuffy agents would have an issue with this one - but - they would probably be the same ones that would not include any photos on the mls and make me waste my time going out thinking it needed minor repairs. My son (8) and I joke about many of the REO homes. I ask him to tell me...."Is this one a TLC or TLD?" (TLD = tender loving demolition) Lately, the reply has been more --- TLD.
