Realtors: What is your favorite lead generation - contact management software and why?

I'm considering something like Top Producer or Market Leader. Although, I've heard many complaints about both, and they are costly. It looks like there's some small brands out there that do similar functions too.

We use boomtown and we're very happy with the system. Offers a great search experience for the consumer and a superior backend where you can see how effective your marketing dollars are spent. There are other great systems out there. What's more important is that you're working the system, being consistent and always measure the results.

I am a big fan of Real Pro--it has a lead generation and management built into my website and has proven itself to be extremely effective.

I signed up for Realty Juggler for contact mgt. and have been delighted with it. It is much simpler than Top Producer (I'm not familiar with Market Leader) and much less expensive. $99 per year with the first 2 or 3 months free. It's cloud-based so you can access it from any computer online. It does everything I want it to do and the support is superb.

These are both 20 year old horses in this arena. Neither, and I am familiar with both, have the real tools you want for the next evolution in lead generation. Rather than start new with an old horse, consider a new start with a young horse.

Don't buy but look at what Sales Force is doing. Very, very, very, very, very expensive but really important to allow you to recognize value and what they are doing for the big boys with deep pockets.

Now, look into and enroll in SugarCRM. Decide if you want your referral base or your hot leads managed. Either or both will allow you incredible options. Make sure to inquire about their CE edition. By the way, Sugar has a free version. Be aware, most of the cost of these systems are training, conversion and migration. The wise will plan accordingly or they will grow weary and buy the last horse they rode.
Ok, enough with the horses.

The principle to observe is action directed marketing.
Now, with Facebook working in collaboration with CoreLogic, the cause/result connection is complete, not speculated. As you do your research you will see how these organizations are collaboration. Tell'em who sent ya!
