Online based Brokerage VS. Major local firm

1. On line based company is offer high commission split and major brand. But less support. The most point is company is in SF, but I am acting in south bay Santa Clara and Alameda county. I am worried it will keep local sellers away.
2. Local major firm offers stronger support but lower split. It is alright. The core point is company dosen't permit the commission lower than 2.5% per sale. But almost 80% of my clients(Buyers) ask rebate . I really don't know how to handling those matters. I hate to rebate but if I don't do it, I will lost most of clients, and other agents will offer the rebate to. It is really sad thing.

In Silico Vally, there are over 100k agents. I have done pretty good so far.
In july by now, I have closed 5 escrows, and I am working on with over 10 buyers.
I just want to make myself in a good position. Another question is if seller will walk away
from on line based comoany, and go with local company. It might a little harder to do local farming.
My company if major company too.However, I need do the check list, and aslo look up my owne
customer base. Thanks again for your helpful idea.

Our recommendation is to do your investigation of possible companies by divorcing yourself from the whole idea of your options being limited to only these two factions.

It may be helpful to develop a check list to use in an effort to be consistant when considering ALL companies regardless of affiliation but done so in a manner that objectively takes into consideration those attributes you are seeking.

You might be suprised to find that "bigger" isn't necessarily better or that smaller isn't necessarily "less than." Remain open minded and you will find the clarity you are seeking.
