Okay, so maybe I posed that incorrectly, more like a market snapshop system that give a consumer the recent

sales after they enter their address. Its obvious that as a Realtor we will need to see the home, but I can't help but think such a tool would HELP educate sellers on what homes in their neighborhood are selling for as well as urge them to submit their info and allow a Realtor to follow up in person.

FIRST ANSWER
No, we do not need to see the home; however, we are privvy to information they will never see and that impacts the sale price of a home....was it a forced sale? was the seller already closing on another house and not able to hold two mortgages (or any other reason for selling low)...were there improvements on the house the consumer would not know about? Extended property? Complete gut and renovation to a "new house?" Was the house sitting next to a sump? Was this a short sale? Was it a complete fixer-upper?

As Realtors, we have a lot to offer the consumer and should be providing the neighborhood with quarterly reports on local and recent home values...it is, after all, an investment and we should know what our investments are doing.

In my opinion, you are over-simplifying what we do....I have too much experience and education to pass it off so easily that "even a caveman could do it."
