I have scheduled open house on February 12, 2012 from 12:30 to 3:30 pm 2 Bedr COOP $314K.

Open Houses are a wonderful opportunity to give exposure for you listing. I have found it helpful to walk the neighborhood and invite the neighbors to your open house. Neighbors often have friends or families that are looking to make a move. Also, I prepare a list of home for sale in the area to pass out to guests to give them some more options. I encourage my open house guest to sign in and give for their e-mail address so I can e-mail them listings with their criteria. I also put as many as 10 signs out to direct as many people possible to my open house. In addition, I send thank – you e-mail or card same day of the open house to help the clients remember our meeting. Hope you have a successful open house!

Preparation is the key to successful open houses. I actually have created two separate products to help agents be successful at open houses: an open house lead generation program and an open house "toolkit", because I know how overwhelmed agents get by the preparation required for a really amazing open house. You need to think about open houses in three phases - before, during, and after. The before phase is where all your prep occurs -- invitations (including targeted invitations), development of collateral above and beyond typical house flyers, and becoming an expert on the community are all required pieces of open house preparation.

Open house is a good source of buyer. You can sell them other property if they don't like the subject property.Good luck.
