In more detail, a professional who would unlock, meet inspectors, utility companies, contractors (and verify their work) etc. for an absentee landlord of an individual property (not a complex.) Please advise if you have any experience in this arena.

10% is normal in Silicon Valley for what you describe. I charge 10%, 7% if I don't have to handle any money other than collecting rent (pay gardener and repair contractors, etc.).

Hi Johanna,
I own a property in Florida. My property manager there charges me 20% of my rents received.
I also know of a local South Monmouth County company who will do all of the above for you for either an annual fee of $99/month or a seasonal rate of $649. If you would like additional information on this service, contact me via Trulia or my website, below.
