Great question. I have two ideas for you.
One: Make sure to invite agents that work in the area to your open house. You should be able to do a search for the sold properties in the same zip code during the past 6 months and find both the listing agent and buyers agentâ€™s names. I would make a list and email and call them to make sure that they come by....or at least know about your listing.
Two: You could advertise it on Facebook. Facebook ads- small button at the bottom of your Facebook page "Advertising" lets you select who and where geographically your ad would appear. You can select age, education, males or females or both, married or single, and where they live to find new potential buyers for your listing. You can set up the max you are willing to pay for per "click" and how much you are willing to pay per day, and how long you want the promotion to run. Itâ€™s easy and awesome! You could link potential buyers to your website or to the property you are marketing.

You asked for advice on Open House help in your previous post, because I'm sure you want to do a great job for your seller.
I'd like to ask you a question in return. I emailed you privately to your original post with specific comments which would only benefit your listing and it's overall appeal. I noticed that not a single suggestion was taken into consideration. So I'm curious as to what your definition or idea is of marketing a listing, making it presentable to attract more buyers and brokers to show your excluisve?
