I have a home staging company working in Jacksonville and Gainesville, Florida. I would like to hear

from Realtors suggestions for how my company should market our services. Do you as a Realtor suggest staging to any of your clients on a regular basis? If so, what are you hearing from the seller? Do you use a stager often?

What tools can I offer you, the agent, that will help you convince a seller that staging will truly help to sell their house faster and for more money? Are you ever willing to split the cost of staging with the seller? I am willing to be creative with payment options....any ideas??

I would greatly appreciate any feedback you may have.

Hi Nancy,

I am a realtor but also have my own home staging business. I have had great success supplying other agents with my brochures to use in their listing packages. I offer free consultations that they in turn can offer to their prospective clients. This helps the agents offer more to the sellers, helping their chances of getting the listing. It also gets my brochure into the sellers' hands-- even if the agent does not get the listing. Hope this helps!

In most cases it is the higher priced homes where staging is most successful. Alot fo sellers are selling out of desperation and dont have the money to pay for it, as a realtor i am not always willing to pay up front as i have no guarantee i will get any return on my investment through the house selling. you should market to the upscale brokers and perhaps offer to do one at no up front costs and get paid when teh house sells so they can see how you work, if you do a good job you will have a client for life. good luck

I would love it if every seller would have their home staged or at least get a consultation appt for tips on staging & I do recommend it to my clients. However, the reality is most of them just don't want to pay for it or think they can do it themselves. I don't think it is an expense that should be paid for by the realtors. Perhaps if you charge a small fee upfront & get paid monthly or at closing it might be helpful.

Hi Nancy:
I am in Jacksonville,FL and I would and I have a client that is selling out desperation, however they still live in the home - and I recommended some changes to them that they could make with their existing furniture, etc. I think your services would be a great value in a middle price market, or even a "Get It Sold" type of service, like the HGTV show. I would love to get some additional info, or brochure, website about what you offer.

Thanks Scott. As a matter of fact we just did an "almost" freebie. Hopefully that will bring about some interest. I understand that money is tight with many sellers. We are considering offering an option of accepting payment at closing.

I understand that staging is considered part of doing business on the West Coast and in more forward thinking markets. Florida is slow to get with the trends...but we're working on it!
