I have a client who is going to be moving to the western Massachusetts area but has to sell a condo she owns in Louisville, KY.

I want to recommend a really good seller's agent to her that will offer her a fair comission fee and will be agressive on selling her condo. Are there any agents out there who would be interested and also willing to pay a referral fee?

Average time on the market for condo’s here is about 7 months including re-lists. I would suggest using a 7% commission which includes a 1% bonus to the selling agent. You didn’t mention a price range or if the community is FHA approved which could shorten or lengthen the marketing time. If they are FHA approved and if the most logical buyer profile fits that type of financing consider offering about 3% towards the buyer’s cc & pre-paids. This structure will still net the seller more than the current stats for sale price vs. list price. Currently they are running about 95% and that is based on the most recent listing, does not include reductions over the life of the listing. My guess is 7.5% to 10% total reduction from the initial list price. Even if you ignore the previous reductions 4% is less than 5% so the seller will net more. And this structure will give your client a distinct edge over comparable properties currently listed.

The condo market here is Louisville is slow and it will depend on location, condition, pricing, new or older unit, upgrades etc to price it aggressively. You will need a very aggressive agent that takes the home/condo to the public and not just depend on the MLS. We pay a 25% referral fee upon closing. I have a long list happy sellers and would glad to give you names if you would like to question my hard work. All my listings are advertised on all the internet sites, local newspaper, mailouts are continuous, open houses and weekly reports are given to all my sellers to keep them in the info loop on progress. As an Alternative Broker you will find we willTo sell work work with your client on a very fair commission fee as well as work with you on a referral fee. I would leave the terms up to you.From the other comments you can see you have some very good agents to select from. The time frame of when your client needs to be in Massachusetts , when they will enter a contract with you and need to Louisville is really the base line to start from.
To sell a condo it helps to understand the condo lifestyle. 1) I love living in my condo and can't think of a better lifestyle that fits my needs . 2) My background in mortgage banking will allow me to guide the buyer over the landmines the new financial rules have laid that can blow a deal up quickly.

Condos are tough to sell in this market. With that said, the right price and aggressive marketing will produce results. Before taking the listing (and yes there would be a referral fee) I would ask for the timeframe and expectation. Positioning the seller and the property correctly will be key to reaching the overall goal.

Hello Amy,

This is a challenging condo market. I currently have 2 condos listed; it is a very specific buyer and the values have dropped considerably since 2007. Terms, conditions and upgrades are very important.
