I have a brand new 5,000 sq ft lakefront home for sale in College Park, (Orlando). Asking $1.49M Do any

Asked by Colin, Orlando, FL Fri Jun 6, 2008

realtors out there have any qualified buyers seeking either owner-financing or a lease-option? This home was appraised in 06 for $2.3M but of course the market has changed.....I can't believe nobody is seeking prime property.... no banks needed.... please email if interested.

With listings at $2 million+ & $500K, i believe my buyers will come from places outside Orlando and am concentrating my marketing online & internationally. I just earned my Transnational Referral Specialist designation so that i am a part of the International Consortium of Real Estate Associations and can take advantage of increased visibility & credibility. My colleagues gave you good advice ~ homes in that price point fare well with a qualified listing professional directing the marketing effort. I would be happy to provide a Comparative Market Analysis for you ~ please feel free to call me at 407-367-9883 or email me at Best wishes, Vivian Katz

Colin: Why not let a licensed agent do a CMA for you regarding this property. On what lake is the home located. Because of the market conditions anywhere in Central Florida, a CMA or an appraisal needs to be very, very current. I have lived in College Park since I was an infant and boy have things changed. I am new to Trulia, but have been a realtor for 10 years here in Central Florida. I have seen the ups and downs. Think about having a licensed realtor do a current comparative market analyse for you. Have you had this property listed? The high end market is also affected by the market downturn. An appraisal is not the same as market value. I wish I had a pocket full of qualified buyers. Especially for million doallar properties. Supply and demand drives the market and we are in a bloated buyers market. Buyers are looking for Value.
