I use both sites. Personally, I like Trulia better. Trulia's pricing is actually more attractive as well.

My vote is for Trulia no matter what your area. However to be effective takes both a monetary investment and a consistent time commitment. However, I wouldn't do one to the exclusion of the other--I have paid advertising on both sites. Trulia's blogging platform is far superior to Zillow and overall Trulia has shown a stronger ROI than Zillow to date for me.

Zillow is trying to get their act together but are still a bit of a train wreck. With that being said there are a large number of buyers and sellers that use Zillow. Trulia is more well rounded and respected I find.

Tim,
In the last 30 days, I have received 2 listing calls directly from Zillow. The client went to search for realtors in their area and then called the top 3--based on # of positive reviews. I got both listings. This is relatively new, but I feel the trend will continue.

I rarely use Zillow. I am on Trulia and find it is very effective for my area. Both have a free component to the agent. You will want to weight the traffic for both in your area to determine if investing is right for you.

Both sites have good offerings, and depending on area and price point, you will get a different group of consumers as potential clients.
One or the other, or both, it is a smart investment on your part, just remember a quick response is the best way for you to make either work.

Why is it either/or? It does not take much time either way.

They are all good. Typically these will get you more buyers than sellers. It depends on what it is you are looking for. Buyers will look at this stuff, but not too many sellers.

I recommend both as I find people use both. Trulia is more cost effective but you really need to be on everything.

If you are mainly a listing agent and not very interested in working with Buyers, neither website is recommended. The leads you will get from Trulia or Zillow are MAINLY Buyer leads, your phone will be jamming.

Tim,

Both websites are absolutely great, it all depends what you are trying to accomplish. Your listings should be always listed on both sites as majority of buyers are looking on trulia and zillow.
You should study and be aware how the leads are generated on both sites.
Make sure that your profile is complete as well. I don't see any cons, only pros.

If you're not looking to generate buyer leads, post your listings on both sites for free. If you are looking for buyer leads, both sites offer premium agent status for a fee which does increase buyer exposure.
