I am looking for homes for a good client's relative in the Brighton area. I know the area in a general sense

but not the ins and outs of the various sub areas. Any thoughts on Todd Creek Farms, Eagle Shadow, Rocking Horse Farms, Box Elder, Cavanugh Estates, Homewood, Great Rock? Others? They want 1 acre $450K or less. Also - need to commute to Westminster and DIA so this seems like a good middle ground for location, price, acreage. Thanks very much, Eric

Brighton Future looking Bright. Area is on fire. I actual had five offers on one property. Small price war. It has been a long time since I have seen that kind of market. TIP>>>>Brighton has a wide variety of taxes. Some subdivisions have a very high property tax. The taxes can impact payment and what the buyer can qualify for in a purchase price. Lochbuie has some nice homes as well. Not all modulars. I'd be happy to help your client's relative. Susan

Beware of scarce water in subdivisions east of Brighton. Great Rock, Rocking Horse Farms, Box Elder all have had serious water issues. There's usually a valid reason the prices are so low...

If your Buyers will consider Fort Lupton (just 8 miles to the north of Brighton on Hwy 85), I live and work there and would be happy to discuss the pros and cons of Weld County vs Adams County, Brighton schools, growth issues, reputable Builders, etc.

Proceed with caution and do your homework!

Todd Creek and Eagle Shadow are probably the closest location to both DIA and Westminster and both areas are newer homes. Be sure to check out the HOA's and water/irrigation costs in the Todd Creek area so you have no unwanted surprises. Rocking Horse and Box Elder are east of I-76 and 15 mins from DIA; there's a couple good deals in Box Elder right now. Cavanaugh is farthur east, but still only 10 minutes from I-76 and your client will get a lot more home for their money - great front range views too. Check out my listing at 38087 E 147th place. Cavanaugh has 300+ acres of open space for resident's use (horses, ATV's, dirt bikes etc) and the water bill is a flat $30 per month.
You might also look in Green Estates - several new homes there, and only 2 miles to I-76.
If the areas you are looking in have community wells, be sure to check out the fees and overage fees, sometimes they can be rather costly.

Eagle Shadow is a nice area and I do not believe there are any foreclosures in the newer parts of that area. If your party were interested, I know of a few lots for sale in Eagle Shadow. Great buy if they were interested in building their own custom home. If interested give me a call.

Over the last few years I've noticed Todd Creek Farms seems to have a regular inventory of foreclosure listings. On one hand, a great bargain. On the other, I'd find out why before jumping. Just FYI.
