As mentioned referral fees are negotiable, however 25% is the norm, here, in Miami, Florida.

You originally posted for a potential oceanfront property referral around Dade County (Miami area). If your client would like to consider a less congested Oceanfront area, only 100 miles north of Miami, I'd be happy to help them, and will offer to you a 30% referral fee.

The area of Martin County has Oceanfront, Intracoastal Waterway-front, and riverfront properties , and is the only area in Florida where you can navigate by water from the Atlantic Ocean to the Gulf of Mexico.

In my experience in the Boston area, referral fees are negotiable and are usually in the 20% to 30% area.

Referral rates here in North Texas are 20 - 25% as well. Where is the property located that you are wanted to do a referral on? That would be the first step to really getting your question answered.

I'm with Vicky on this one; and would reiterate her "glass of wine" through 40%. I market international properties and change 1% as the marketing agent. But there is such a wide variety of how people do business abroad that it has to fit each situation and make sense -- I focus on negotiating for a win-win.

Truth be told, referral fees, like commissions, ARE not set it stone. It all depends on a number of things including: price of property, the receiving agent (he/she may be the best person for the job, but only offers 20%), etc.

If you have good clients who are ready to buy---NEGOTIATE the best deal----AND good luck!

The usual referral commission around Sarasota/North Port is 25% but it varies with each transaction. I would be happy to assist you if they are looking in SW Florida.

In general referral fees are 25% of the listing/selling agents NET proceeds. Depending on the complications or simplicity of the transaction, it can vary. Some properties can and do sell quickly, others are time consumming and troublesome. Everything is negotiable.

Referrals range from "a glass of wine" to about 35%, depending on the quality of the referral, and the price range of the property.

If a potential buyer or seller lands on my website, and requests a CMA for another state, I will refer him to an agent in that area, with the agreement that they buy me a drink someday if anything ever comes of it.

If I refer my best friend, or client, who will absolutely buy or sell within the near future, to an out of area agent, I will expect top level service and probably a 25% referral fee, which I may then direct to be rebated back to my client.

Corporate relocation companies generally demand referral fees of 35% for doing almost nothing, but often they have the control to take away some of the employee's moving benefits if they don't use an agent who will pay the ransom.

Where is the property located? I'm not sure that there's a set rate for international referrals--although domestically a 10-20% fee is likely.

My office usually offers 25% but I, myself give 30 to make it attractive so that both agents can build a good relationship and keep on referring. Andre, As you can see by the responses below, there is no exact answer to your question. If I had a customer (seller) that owned a property outside of Florida, I would look after their best interest and first identify the best Realtor to get the job done. Secondly, I would then try to negotiate the referral fee. I definitely would not refer my customer to a Realtor based solely on their offering the highest referral fee. This could backfire. I would argue that a Realtor that gives a 35% referral fee for a listing, will not allocate adequate dollars for advertising/marketing.

Andre' it is really up to you what you want to ask for the referral fee. I have handled referrals for everything from 25 to 35 percent. It is of course something you can discuss with the agent in the area your client wishes to relocate to. We work with CARTUS so all of our referrals go through our relocation department but a broker to broker referral is completely negotiable. Of course if you ask too much some agents will just pass on it. My last international was 25%. If you need any help or have any other questions do not hesitate to ask.
