How do you work the leads from Trulia?

I have only one reponse to those who contact me through Trulia or any other online channel: Meet with me or be gone. I don't send listing information to people who won't meet with me first to discuss their needs and financial qualifications.

I have had success and have closed sales in working with Trulia clients. The key in helping internet clients is to respond quickly to their request. Clients are searching for a real estate professional that will provide value and expertise in the market place. I sign up all of my Trulia clients to receive daily listings in their e-mail. Today’s clients want the opportunity to do their own research on the internet before choosing a realtor and looking at homes.

It's a mixed bag. I've had some closings from Trulia Leads, but I have my horror stories as well.

About a month ago I had a Trulia client who contacted me by phone at 9:30 PM at night and asked me to make some appointments for houses for that weekend. She then drove by them and asked me to cancel the appointments for various reasons (location, condition of house, etc.). She then asked me to send her some properties in a town just over the State border, which I did as she was responding to me promptly. So then after I did that she emails me and tells me that her husband had already hired an Agent in Other Town across the State Border but thank you for my time. They were under contract within a week, probably one of the Listings that I sent them. I don't think that they meant to waste my time but consumers are generally ignorant as to what the process is for buying a home.

Also, the Leads aren't just checking properties here on Trulia, they're going on other websites and putting in inquiries with Agents on THOSE sites.

I don't think they are (ignorant).. you could have used a better word. They are not agents and don't understand. We as agents don't understand everything there is to know about real estate. This is why we make appointments and talk to people face to face..... to figure out what their needs are and what their budget can buy them.

My best leads from Trulia were clients who contacted me directly. Only later after I met them did they tell me that they found me on Trulia.

Leads from Trulia are great, but they are truly great if you know how to close them. Go back on your training and role play lead calling, it very important to find out motivation and schedule an appointment right away, there is no use speaking on the phone for so long, its great to build rapport in person and begging to work with clients not customers.

I respond as quickly as possible because buyers move on quickly! There are a lot of tire kickers on the site and many that don't respond even if you reach out quickly. Over the years I've had good success with closing leads but find the leads don't come through as often. Trulia wants you to pay to have only your name next to you listings, I have a hard time with that. Most of my leads come from blogging and answering questions. Customers really get a sense of who you are and your expertise through the questions, as long as you give a quality answer.

I just recently signed up for a specific zip code on the Trulia Mobile app and in 2 weeks I have gotten 4 solid leads that have turned into 3 property showings. When I get a phone call informing me of an inquiry I connect right away get specific information and try to qualify the inquiry. We talk about the property and set up a date to meet. So far so good.

Bill I get the majority of my leads (2/3) from Trulia from my Blog, the other 1/3 come from people who saw me answering questions here on trulia. The 'Leads" from the "Leads program" have been awful. I actually stopped my PRO account as i was not getting what I was paid for and my questions and concerns to customer service went unanswered. I am still getting a great response from writing blogs and answering questions and leave the so called "leads" to others as they seem to be a waste of time.

Hey Bill,

The leads I receive are usally someone trying to secure business from you or some type of networking. I do not recall any buyer and/or seller leads but hope is always around the corner.

Thank you for your answer. I have found the same to be true here. I am asking so as to understand what other agents find valuable about Trulia. It sounds like the name recognition is the best value so far and that my 56 "leads" at the end of yr 1 with Trulia with no conversion so far is somewhat normal.

From your searching the Trulia Q & A you will see a consistent response. Aggregate websites are serving citizens in the data collection mode, not ready to make a decision.

There is a very effective mechanism to leverage this understanding. I will not publish it here for many reasons.
#1. What is given freely is rarely valued
#2. Trulia will monitize this oportunity
#3. If too many did it, the effectiveness would diminish.

Not very. I find most of them are tire kickers that don't have a ton of loyalty. I have closed a few leads from here, but not many. How about you Bill?

I'm anxious to hear other's answers as well.
