Welcome to Trulia-
I have closed a few deals directly related to Trulia. We have the Trulia Pro membership and spend a considerable amount of time on the Q&A and Blogs platforms. So, at then end Trulia is part of our overall marketing/online presence. Like most other marketing avenues it has to fit your overall business style/model and consistency over time will take care of the rest...
Please check out my blog as well for a detailed outline
I get fairly decent leads, I work in a very competitive area and have worked my way to 50% of my zip code 33767.
I know that people want to be only positive in these threads but maybe we could bring up issues as well.
I have only a 20% share in my zip 33767 on Zillow but I get more leads, probably 40% more!
This seemed to kick in when Trulia changed their system of having only one agent on a property to using the zillow concept of 3 agents. Now you do not necessarily get to be one of the 3 but you do get a "display ad" on the page. That does NOT work well! I get a handful of click throughs out of tens of thousands of page views. This should be fixed. After all, I can speak on this, I pay a ton of money for 50% andf I get about 9000 impressions a month, three times that amount I am exposed to BUT the results are not evident.
The second issue is the PRO issue. I think that for spending over $2000.00 on Trulia, I should get at least 10 listings thrown in at pro level and have the Pro label next to my name. That is not an ego thing but it makes a difference to the general public who automatically place value on that.
So not to moan too much as most things are good but these changes do not work for the benefit of someone paying a lot of money!
Let me know your thoughts on this and if you experience anything similar as to your actual lead return compared to the old system as to the new.
