Home value, advice from CA Brokers please.
I am a Broker in Colorado however I have a close family friend whos mother recently passed away. He and his family are in limbo on what to do with her home.
They have recieved an appraisal however after reviewing it I believe it does not reflect the current market value of the home. They are concidering leasing it out for a short while or just selling it. Would any LOCAL Realtors be willing to share some market data with us and possibly provide a CMA as a proffessional favor? Was it an independent appraiser or was it done by the probate referee? Is there a will? If so who is the executor of the estate? If not who is the administrator? While a number of agents will offer to provide you with CMAs, please obtain one from a qualified San Fernando Valley agent, who works the 'West Valley' neighborhoods of West Hills and Woodland Hills. I previously was a Valley agent and have sold properties in West Hills but no longer consider myself an expert there. I am happy to make a local agent recommendation to you. I agree with Irina's comments about current market conditions and sadly, the appraisal they have obtained may be more reflective of current values than they believe. The West Valley is extremely soft in sales right now and prices are declining rapidly. You may also be dealing with probate issues on this property that can affect whether the property can be rented out or not.

Hi Kurt,
I do not work West Hills, but have been tracking it since my aunt owns a house there and was considering selling it. The inventory in West Hills is extremely high. If your friend's family is able to lease the property for awhile, it might be in their best interest. The prices are dropping steadily in that area and the average market time is going up.
