If you call a expired listing and the owner say 'I want to stay with my current real estate agent. They are going to stay with the current real estate agent who had their house listed probably OVER PRICED with no marketing-but you don't know that because the home owner is not going to tell you that,what are you going to stay?
How are you going to break down the wall that home owner have built around them after many failed attempts by real estate agents who PROMISED that they were going to sell their house yet six months later,no offers and they are now paying two mortgages instead of one. What are you going to say?
This is something that I have been asking myself lately. I haven't generated listing appointments because I had to be honest with myself and say to myself until I get better with my scripts and objections,I wont generate listings. Dedicate at least 30 minutes a day in the morning to learning your scripts before you cold call expireds,fsbo's and withdrawns. And 30 minutes a night to studying your scripts so that the next morning,you have a better grip on your scripts and seller objections which you encounter when you cold call them.
Its one thing to have a list of people to call but you need to always need to know what to say to them as well. So my best advice to you Catherine and I am preaching to the Choir on this one is to dedicate 30 minutes a day in the morning and at night to learning your SCRIPTS and OBJECTIONS. The top producing real estate agents are top producers for a reason. They study their scripts and objections.
