I watched their video and was impressed by their stats and garauntee. My first mailings go out next week and I wondered if anyone currently on this program could let me know how it worked for them. I’ve seen Listing Grabber. They’ve got great testimonies and a strong money back guarantee, so something must be working for their clients or they’d go out of business.

What I meant is be careful to not waste your money. You can spend money on lots of things but not everything works.

I like how they only allow one agent in an area so fcfs and also that they track that client on the Internet and your ad will pop up when they are browsing sites like foxnews or Facebook. Plus, the guarantee. I'm excited to see what kind of results I get and would love feedback from someone who has been in the program a while!

I've signed up with Listing Grabber about 5 months ago. Have done all the things they tell me to do, pre-listing package, Cookies, follow ups, etc, spend about $2,000 and yet to get a lead that I can actually have a conversation with. It did not work for me at all. If you really read their guarantee, it does not guarantee anything at all, only that you can get out if it did not work after 5 months.

I WOULD NOIT RECOMMENDED FOR ANYONE!!!

The key to following up with prospects we generate is a “soft touch” follow up. “Hard touch” type follow ups don’t work. We coached this customer. He shared his follow up approach with us (he modified our approach and lost the “soft touch”). We cautioned him his approach was likely being perceived as “pushy” by the homeowners. And it was -- he was rejected by EVERY prospect he followed up with. However, other clients in same area using the exact approach we recommend get great results: Celester followed up with 11 prospects and closed 12 transactions; Cathy followed up with 19 prospects and closed 7 transactions, with another 3 to 5 planning to list with her when they come on the market soon. We’ve perfected what works and teach those guidelines specifically. Our guarantee is based on following those guidelines properly.

I signed up with Listing Grabber to start Feb 1. They couldn't get their act together until mid-March to send the first mailing!! They sent to homes not on my list. They did not send to homes that were on my list. The website they put on the postcard did not work. They sent "Westover Specialist" cards to a North Stamford neighborhood!! I was humiliated. They screwed up every single step of the way and just had one excuse after another. Not only did they do nothing right, they actually hurt me by sending the wrong card to the wrong neighborhood. Just horrible!!!

They have not customer experience. After several of their spammy postcards hit the market, we go such a negative response we tried to cancel. The CEO threatened to report me to NAR. On top of that AFTER we revoked their right to market our firm and charge our account they continued to do so! Unbelievable.

you know, sometimes things get messed, and unfortunately, Catherine is correct -- her activation process got messed up. We quickly resolved it as soon as she notified us. However, there’s more to the story...

We allow customers to supply their own mailing list if desired. However, the list must follow a strict set of guidelines or problems can occur. Catherine provided her own list but didn’t follow the guidelines. That caused the problem where homes in one community were called by a different community name. It was quickly resolved once we discovered it.

Testimony to the fact everything was resolved properly is almost a year later she was still with us and actually increased the number of homes being marketed to by almost double her original amount.

Best ways to get leads like is KNOW YOUR SCRIPTS. You can get RedX,Landvoice,ArchTelecom etc and call all the Expireds and FSBO's you want,but what if you don't what to say to people. When a home owner who have not only had one or even more than two real estate agents try to sell their home with no success and here you come along Realtor #4 and they ask you what you are going to do different that the other three agents didn't do,what are you going to say?

If you call a expired listing and the owner say 'I want to stay with my current real estate agent. They are going to stay with the current real estate agent who had their house listed probably OVER PRICED with no marketing-but you don't know that because the home owner is not going to tell you that,what are you going to stay?

How are you going to break down the wall that home owner have built around them after many failed attempts by real estate agents who PROMISED that they were going to sell their house yet six months later,no offers and they are now paying two mortgages instead of one. What are you going to say?


This is something that I have been asking myself lately. I haven't generated listing appointments because I had to be honest with myself and say to myself until I get better with my scripts and objections,I wont generate listings. Dedicate at least 30 minutes a day in the morning to learning your scripts before you cold call expireds,fsbo's and withdrawns. And 30 minutes a night to studying your scripts so that the next morning,you have a better grip on your scripts and seller objections which you encounter when you cold call them.


Its one thing to have a list of people to call but you need to always need to know what to say to them as well. So my best advice to you Catherine and I am preaching to the Choir on this one is to dedicate 30 minutes a day in the morning and at night to learning your SCRIPTS and OBJECTIONS. The top producing real estate agents are top producers for a reason. They study their scripts and objections.

And Friend me on Facebook so I can add you to one of many real estate mastermind groups that I am on Facebook. While some people say Listing Grabber sucks,I have heard some say that they have closed many listings using them. Also look into http://www.corefact.com. That is another good one. Good luck to you.

Seems the best way to get listings and clients is to just work the market. Do the tough stuff. Calls, door hangers etc.

This is a horrible company. Their marketing tactics in my opinion are below par. While the tracked post cards is a good concept, their content is horrible. We've actually had people call and ask to be removed from the mailing list, and not a single person actually respond positively to the mailers. I think they are spammy but it depends on your market I suppose. Regardless, their money back guarantee, is a joke. They'll never honor it and they do not value customer service when you say "hey this isn't working out" their gloves come off and they start throwing threats directly from their CEO. We asked them to not send out any additional mailers but they continued to do so. They were sending out marketing materials on our firm regardless of us revoking their right to and continuing to charge after we asked them not to charge our account... which in our state is a felony. I wouldn't work with them.

I stopped buying leads and use the time and money to generate ny own through my Active Rain blog. The leads then only come to me. I would recomend it to everyone, the more active you want to be, the more leads you produce.

I have been a Real Estate Agent in Hawaii for over 15 years. I looked at the Video and honestly?....It is pretty good. Makes sense! I think I am going to do it. By the way I specialize in Kailua, Hawaii on Oahu and our Average Sold Price is over $900k

I believe all marketing strategies work differently according to the location. In my opinion you should always try what is working and stay away from what is not working for other agents in your market areas.
