Here's the thing. They build million plus homes and don't currently ha/e a Realtor working exclusi/ely with them...I ha/e the opportunity to capture them. Any ideas on how to present myself and my company as a benefit to them?
In that market they are expecting result in that market. If you don't, you will have a hard time. Build up from under $1mm to get the first $1mm and off you go. Unfortunately the higher end builders are expecting expensive marketing that does not work.......high end magazine....mail outs...etc........
Lisa, I think if you were a sales person presenting your product for purchase to a large corporation you would want to find out What they have NOW and HOW they using it! Do the same with the Builder. I would not treat them any differently than any Seller. Just more zeros! What are THEY expecting from their Realtor? What are you now doing which is successful for you? What are you wasting your money on? How are you dealing with the Buyers calling on your properties? The same qualifying questions you ask, the marketing will be different. Laurie Moore-Moore who heads up the Luxury Home Institute is a terrific resource. You should take her class and join the institute. I think it will give you instant creditability. One of teh more interesting things I do is to convert all square feet and acres to sq. meters and Hectares. As a CIPS designee I find the Europeans love this feature. The luxury home market is a perfect entrance into the international market. They get 40% off with the exchange rate!!
There is a developing leads class for the luxury marketplace being held on Thursday at Alamo. Maybe you should go to hear what they have to say.
I have had the opportunity to sit in while Perry Henderson gave a presentation to a couple of high-end builders. Believe it or not we went in with a simple plan outlining the weaknesses of their current marketing plan, almost to a point that it was embarassing to the builder We showed them a thorough marketing plan that would promise to bring results. Our plan did exactly what we said it would, and behold.. one high end listing attracted another.
