Got a great new commercial listing in a hot area - here's the catch: I can't put it on MLS, put up a sign or

advertise it due to confidentiality. Any advice on how to connect with developers interested in the South End/Scaleybark area?

Try http://propertynut.com they have an area for commercial and will syndicate across multiple real estate networks.

Go to (I think) http://www.loopnet.com - a site for commercial property. You can post limited info free and short term info for not many $. Great commercial source here on the east coast - not sure about west coast; but check it out. Also our local Commercial Board of Realtors has e-mail exchange - you may want to check with your board.

I would lrecommend buying a very clean solid email list to developers. Send them a nice slick Flyer with P&L Info, details etc leaving out the critical address.. I do quite a bit of this on the West Coast for my mexico brokers and developers who are looking for developers for their baja mexico projects.

After a few blasts, the phone rang more to pay for itself 100x's

Elizabeth -

1) If the sellers are agreeable to it. You may create a/an "FSBO" site, with a disclaimer that the property is indeed a FSBO transaction.
Ex: http://fsbosfbayarea.com/

2) Scout your developers through; Local Chambers or Communities, Google or even the Yellow Pages. Send them email newsletters and follow with a phone call or vice versa.

3) Ultimately, this can be accomplished by "Word of Mouth", it really depends on who you know. Personally, I would ask my competitors if they have the contacts.

FIRST ANSWER

Do anonymous advertisements. That is how most restaurants are done. You will also have to target developers. Have a blanket confidentiality agreements so that when they call they must sign them before they receive any info.
